{"id":372971,"date":"2017-11-30T16:44:07","date_gmt":"2017-11-30T09:44:07","guid":{"rendered":"http:\/\/vibiznews.com\/?p=372971"},"modified":"2017-11-30T16:44:07","modified_gmt":"2017-11-30T09:44:07","slug":"harga-properti-singapura-akan-terhadang-kenaikan-supply-dan-populasi-yang-melambat","status":"publish","type":"post","link":"https:\/\/vibiznews.com\/index.php\/2017\/11\/30\/harga-properti-singapura-akan-terhadang-kenaikan-supply-dan-populasi-yang-melambat\/","title":{"rendered":"Harga Properti Singapura Akan Terhadang Kenaikan Supply dan Populasi yang Melambat"},"content":{"rendered":"<p>(Vibiznews \u2013 Property) &#8211; Meningkatnya pasokan rumah dan perlambatan pertumbuhan penduduk dapat menghambat pemulihan yang terjadi baru-baru ini pada harga properti residensial di Singapura, demikian menurut bank sentral Singapura.<\/p>\n<p>Proyek pembangunan ke depannya berpotensi menambah 20.000 unit rumah tinggal swasta baru dalam satu atau dua tahun ke depan, dua kali lipat lebih dari jumlah eksisting yang tersedia untuk dijual, Otoritas Moneter Singapura menyatakan demikian dalam laporan stabilitas keuangan tahunan yang dipublikasikan pada hari Kamis (30\/11).<\/p>\n<p>&#8220;Dalam jangka menengah, dengan proyek pembangunan ini semakin selesai, stok perumahan swasta akan bertambah,&#8221; kata MAS. &#8220;Jika tidak diimbangi dengan meningkatnya permintaan pekerjaan, maka ini akan menambah kekosongan yang ada dan yang sudah relatif tinggi serta akan menekan sewa dan harga property,&#8221; seperti dikutip Bloomberg hari ini (30\/11).<\/p>\n<p>Regulator disebutkan &#8220;akan terus memantau perkembangan pasar dan jika perlu, mengambil tindakan yang tepat untuk menjaga pasar properti yang stabil dan berkelanjutan,&#8221; katanya.<\/p>\n<p>Harga properti residensial Singapura mulai mengalami pemulihan yang bertahap tahun ini, mengakhiri tren penurunan selama lebih dari tiga tahun. Pembalikan tersebut disertai dengan meningkatnya jumlah penjualan <em>en-bloc<\/em>, yang merupakan transaksi di mana sekelompok pemilik bergabung untuk menjual seluruh blok apartemen yang akan dibangun kembali, serta proyek baru dengan membeli lahan pemerintah.<\/p>\n<p>Di samping itu, ada juga kendala pada tingkat permintaan. Pertumbuhan penduduk Singapura melambat menjadi 1,1 persen per tahun antara 2012 sampai 2017, dari angka 3 persen pada antara 2007 dan 2012, demikian catatan bank sentral. Akibatnya, &#8220;ada ketidakpastian yang cukup besar apakah pasokan baru yang masuk dapat diserap sepenuhnya oleh pasar,&#8221; kata MAS.<\/p>\n<p>MAS mengatakan pengembang harus memperhitungkan kenaikan signifikan dalam jumlah unit perumahan swasta yang tersedia untuk dijual saat menawar tanah. &#8220;Suplai besar yang akan datang bisa menyebabkan ketidakseimbangan pasokan dalam jangka menengah jika tidak diimbangi dengan permintaan pekerjaan,&#8221; kata regulator.<\/p>\n<p>&nbsp;<\/p>\n<p><em>Source: Bloomberg<\/em><\/p>\n<p><em>Editor: J.
