Keuntungan investasi dapat diperoleh dari, seminimumnya, dua hal: kenaikan nilai aset atau\u00a0<em>capital appreciation<\/em>, dan dari\u00a0<em>yield<\/em>\u00a0investasi sekiranya properti tersebut disewakan atau dikelola.<\/p>\n<p style=\"text-align: justify;\">Kenyataannya juga orang-orang yang masuk dalam daftar terkaya, baik level dunia maupun Indonesia, pasti punya bisnis properti. Dengan aset properti mereka menjadi kaya dan semakin bertambah kaya. Demikian pula, di level perusahaan atau korporasi, investasi properti sering kali menjadi pilihan pengembangan bisnis selanjutnya.<\/p>\n<p style=\"text-align: justify;\">Walaupun demikian, sebagaimana lazimnya aset investasi, pasti ada unsur risiko dalam investasi properti. Risiko yang melekat dalam pengembangan properti, antara lain risiko bisnis, risiko pembiayaan, risiko inflasi, risiko likuiditas, dan risiko pasar. Properti bahkan dapat dikategorikan sebagai aset berisiko tinggi. Kesalahan pilihan investasi properti berdampak minimum risiko ratusan juta rupiah, bahkan bisa sampai miliaran rupiah. Bandingkan dengan investasi saham dan forex, misalnya, yang kerugiannya bisa diminimumkan ke beberapa juta rupiah saja.<\/p>\n<p style=\"text-align: justify;\">Dengan kondisi demikian, maka investasi properti harus disertai dengan analisis yang lengkap dan detail agar tidak terjadi salah pilih aset yang menimbulkan kerugian investasi yang tidak sedikit. Kenyataannya, sejumlah korporasi bisa bangkrut karena investasi dan pembangunan propertinya gagal selesai atau mangkrak.
