Tidak kurang dari 1,7 juta meter persegi ruang kantor saat ini masih belum laku disewa dari total keseluruhan pasokan ruang kantor yang seluas 9,69 juta meter persegi. Itu berarti daya serap perkantoran di Jakarta hanya 82%.<\/p>\n<p>Sebagian besar dari ruang kosong tersebut, sekitar 70 persen di antaranya, atau setara 1,19 juta meter persegi berlokasi di Central Business District (CBD) atau kawasan pusat bisnis. CBD mendominasi lokasi perkantoran Jakarta, dimana 67 persen, atau sekitar 6,5 juta meter persegi ruang kantor berada di CBD.<\/p>\n<p>Colliers International Indonesia kembali merilis review pasar property berkalanya. Disebutkan penyewa ruang kantor belakangan ini didominasi oleh operator <em>co-working space, start-up<\/em>, dan perusahaan <em>financial and technology (fintech<\/em>). Mereka tercatat sebagai penyewa yang paling aktif selama setahun terakhir, demikian antara lain disampaikan Associate Director Research Colliers Ferry Salanto kepada media (9\/01).<\/p>\n<p>Ditambahkan bahwa tingkat hunian sepanjang setahun 2018 di CBD, secara umum menurun 0,8 persen, menjadi 81,9 persen. \u00a0Namun, angka hunian di luar CBD justru meningkat 0,8 persen dari tahun sebelumnya, menjadi 84,9 persen.<\/p>\n<p>Bagaimana dengan proyeksi tahun 2019 ini? Ferry Salanto mengatakan, tambahan suplai kantor secara total pada 2019 sampai 2021 diperkirakan mencapai 1,4 juta meter persegi. Sebanyak 64 persen berada di CBD. Dijelaskan lagi, diprediksi 15 gedung perkantoran akan dibuka pada tahun 2019, dengan tambahan 662.163 meter persegi dan 54 persennya di CBD.<\/p>\n<p>Dari segi penyewa, sekolah atau perguruan tinggi dari luar negeri sepertinya memiliki kesempatan menjadi penyewa baru, demikian perkiraan dari Colliers International Indonesia.<\/p>\n<p>Analis Vibiznews melihat gambaran data ini menunjukkan bahwa bagaimanapun situasi politik dan ekonomi dewasa ini ikut memengaruhi keputusan perusahaan dalam pemakaian ruang perkantoran. Diperkirakan saat ini, banyak perusahaan masih menahan diri untuk menyewa ruang perkantoran baru, baik di kawasan pusat bisnis (CBD) maupun di luar kawasan tersebut (non-CBD). Akibatnya tingkat okupansi ruang perkantoran pun menunjukkan kondisi yang kurang baik.<\/p>\n<p>Banyak pelaku bisnis mengambil sikap <em>wait and see<\/em> menjelang pilpres ini. Perkecualiannya terutama pada bisnis yang sedang tren atau menjamur dewasa ini, seperti <em>fintech<\/em> dan <em>co-working space<\/em> itu.
