Hal tersebut disebutkan didorong oleh berakhirnya periode pilpres yang membuat permintaan properti kembali meningkat.<\/p>\n<p>Dalam riset tersebut diungkapkan juga bahwa potensi peningkatan kinerja di sektor properti diperkirakan masih di sekitar level yang rendah. Ini disebabkan pasar properti di Indonesia telah melambat cukup lama dalam beberapa tahun terakhir, setelah sempat mencapai puncak di tahun 2013 silam, demikian rilis dari Moody\u2019s belum lama ini (16\/05).<\/p>\n<p>Pada semester pertama tahun ini pasar properti memang cenderung agak stagnan di tengah tensi politik yang memanas menjelang pemilu dan paska pemilu. Para pelaku pasar, baik pembeli, investor, sampai pengembang banyak yang ambil posisi \u2018<em>wait and see\u2019<\/em>.<\/p>\n<p>Sebagai dampaknya banyak emiten property yang nilai penjualannya menurun di kuartal 1 2019. Misalnya, PT Pakuwon Jati Tbk (PWON) yang tercatat <em>marketing sales<\/em>-nya senilai Rp 356 miliar di kuartal I-2019 atau turun 36% (yoy) dibandingkan periode sama di tahun lalu. Demikian pula, PT Alam Sutera Realty Tbk (ASRI) yang mengalami penurunan <em>marketing sales<\/em> sebesar 38% (yoy) menjadi Rp 881 miliar di kuartal I-2019.<\/p>\n<p>Untuk kuartal 2 ini peluang kebangkitan kemungkinan juga akan terhambat dengan kebutuhan-kebutuhan segera untuk Idul Fitri, penerimaan murid atau mahasiswa baru, serta liburan panjang sekolah. Berarti, potensi peningkatan kinerja sektor property mungkin baru akan terealisasi di semester kedua tahun ini.<\/p>\n<p>Untuk saham sektor properti, investor disarankan untuk lebih memilih emiten-emiten properti yang bisa memaksimalkan penjualan properti pada harga di bawah Rp 1 miliar. Ini disebabkan untuk target segmen menengah ke bawah, konsumennya tidak terlalu terpengaruh oleh sentimen pemilu dan permintaannya lebih <em>real<\/em> untuk memenuhi kebutuhan tempat tinggal.<\/p>\n<p>Mungkin yang perlu diwaspadai untuk target ini adalah kenaikan suku bunga perbankan. Walaupun juga belakangan ini sepertinya tren ke arah penurunan suku bunga yang lebih mungkin terjadi. Kita lihat saja nanti perkembangan pasarnya. Kalau suku bunga akan diturunkan, peluang kenaikan pasar segmen menengah ke bawah ini akan lebih nyata.<\/p>\n<p>Emiten yang sedang mengembangkan pasarnya ke arah segmen menengah ke bawah ini kiranya bisa menjadi pilihan investor.
