Hal ini dimungkinkan karena sebagian besar pengembang akan meluncurkan proyek baru di tengah sentimen yang membaik usai Pemilu dan libur Idul Fitri.<\/p>\n<p style=\"text-align: justify;\">Namun demikian, Fitch mengingatkan masih ada potensi risiko volatilitas mata uang, harga komoditas ekspor yang melemah, dan gangguan politik yang dapat \u00a0menghambat permintaan properti. Di sisi lain, Fitch yakin\u00a0<em>leverage\u00a0<\/em>pengembang tetap stabil meskipun ada tekanan modal kerja karena melambatnya pra penjualan dalam dua tahun terakhir ini.<\/p>\n<p style=\"text-align: justify;\">\u00a0Analis Fitch dalam laporan Indonesia Property Watch yang dirilis Kamis (6\/6\/2019) mengatakan: &#8220;Kami percaya kalau sebagian besar pengembang di Indonesia punya\u00a0<em>landbank\u00a0<\/em>yang cukup besar. Jadi mereka memiliki kemampuan untuk menunda akuisisi tanah. Hal ini tak hanya memberikan fleksibilitas arus kas, tapi juga memungkinkan untuk menghemat belanja dan meningkatkan likuiditas.\u201d<\/p>\n<p style=\"text-align: justify;\">Fitch melakukan penilaian atas 12 pengembang yaitu:<\/p>\n<ol style=\"text-align: justify;\">\n<li>PT Modernland Realty Tbk (MDLN).<\/li>\n<li>PT Summarecon Agung Tbk (SMRA).<\/li>\n<li>PT Lippo Karawaci Tbk (LPKR).<\/li>\n<li>PT Intiland Development Tbk (DILD).<\/li>\n<li>PT Greenwood Sejahtera Tbk (GWSA).<\/li>\n<li>PT Kawasan Industri Jababeka Tbk (KIJA).<\/li>\n<li>PT Agung Podomoro Land Tbk (APLN).<\/li>\n<li>PT Ciputra Development Tbk (CTRA).<\/li>\n<li>PT Alam Sutera Realty Tbk (ASRI).<\/li>\n<li>PT Pakuwon Jati Tbk (PWON).<\/li>\n<li>PT Bumi Serpong Damai Tbk (BSDE).<\/li>\n<li>PT PP Properti Tbk (PPRO).<\/li>\n<\/ol>\n<p style=\"text-align: justify;\">Angka rata-rata pra penjualan ke 12 pengembang ini turun 22%<em>\u00a0year on year<\/em>\u00a0(yoy) sepanjang kuartal I 2019 lalu. Namun, di kuartal kedua, potensi angka penjualan akan membaik. Hal ini tentunya didorong oleh permintaan dari industri yang lebih kuat. Contohnya, penjualan lahan industri secara agregat untuk MDLN dan KIJA, naik tujuh kali lipat menjadi Rp 760 miliar, didorong oleh pertumbuhan investasi yang lebih cepat.<\/p>\n<p style=\"text-align: justify;\">Total realisasi investasi asing dan investasi langsung (<em>direct investment<\/em>) naik 5,3% di kuartal I 2019, menjadi kenaikan terbesar dalam empat kuartal terakhir. Fitch yakin, pemerintah akan terus fokus pada pembangunan infrastruktur dan stabilitas ekonomi bakal mendukung permintaan jangka menengah.<\/p>\n<p style=\"text-align: justify;\">Di sisi lain,\u00a0<em>cash collection\u00a0<\/em>para pengembang dalam pra penjualan dua tahun terakhir ini hanya mencapai 40%, lebih rendah dari tahun 2016 yang sebesar 45%. Hal ini menunjukkan bahwa beban modal kerja emiten properti lebih besar. Untungnya, sebagian besar emiten properti punya\u00a0<em>landbank\u00a0<\/em>yang besar.
