Sementara indeks suplai properti hunian akan mengalami pertumbuhan pada kisaran 5% (y-o-y) hingga akhir 2020, demikian paparan dalam Rumah.com Property Market Outlook 2020 di Jakarta (12\/11).<\/p>\n<p style=\"text-align: justify;\">Ike Hamdan, Head of Marketing Rumah.com menyatakan: \u201cPenyerapan suplai properti hunian masih akan datang dari rumah tipe kecil dan menengah dengan harga di bawah Rp 750 juta.&#8221;<\/p>\n<p style=\"text-align: justify;\">Disampaikan juga, meningkatnya permintaan KPR syariah, sebagai tren baru dalam 2 tahun terakhir. Berdasarkan hasil surveinya, cicilan syariah dewasa ini sangat populer di kalangan responden usia millenial (56%) dan kalangan penghasilan rendah (59%).<\/p>\n<p style=\"text-align: justify;\">Ike menjelaskan kembali: &#8220;Tingginya permintaan KPR syariah di kalangan millenial ini terjadi karena dua faktor, yakni secara sosial terjadi peningkatan kesadaran akan keyakinan ajaran agama dan secara ekonomi, KPR syariah dapat memberikan ketenangan jangka panjang dengan cicilan yang tetap serta stabil.&#8221;<\/p>\n<p style=\"text-align: justify;\">Untuk sisi <em>supply<\/em>, disarankan pihak pengembang memberikan alokasi perhatian lebih pada properti residensial kelas menengah dan menengah atas, dengan menonjolkan prospek investasi dan dukungan transportasi umum di sekitar properti.<\/p>\n<p style=\"text-align: justify;\">Sementara itu, terhadap properti residensial seken, disebutkan bahwa minatnya hampir sama besar dengan properti residensial baru. Dalam hal ini, pencari hunian cenderung mengutamakan lokasi dan sarana transportasi umum yang terdapat di sekitar hunian.<\/p>\n<p style=\"text-align: justify;\">Selain itu, dalam paparan Outlook 2020, Josua Pardede, Chief Economist Bank Permata menambahkan bahwa tahun depan pasar properti akan lebih baik lantaran kuartal III2019 ini masih mencatatkan pertumbuhan. Ia menyebut tren penjualan properti di kuartal III masih tumbuh 13,95% didorong penjualan rumah tipe sedang dan besar, serta dorongan pemerintah dengan kebijakan pelonggaran LTV dan penurunan suku bunga acuan yang juga membuat iklim properti makin prospektif.<\/p>\n<p style=\"text-align: justify;\">Ditambahkannya bahwa <em>backlog<\/em> properti atau <em>short supply<\/em> perumahan diperkirakan mencapai 15 juta unit untuk tahun 2020.<\/p>\n<p style=\"text-align: justify;\">Analis Vibiz Research Center melihat dengan semakin kondusifnya situasi politik dalam kabinet baru Indonesia Maju, pasar properti berpotensi bertumbuh dan lebih bergairah lagi untuk tahun depan.
