Bank Indonesia belum lama ini telah merevisi proyeksi pertumbuhan ekonomi Indonesia dari 5%-5,4% menjadi 4,2%-4,6% untuk tahun ini.<\/p>\n<p style=\"text-align: justify;\">Sejumlah pengembang residensial menyatakan aktivitas pemasaran properti telah terganggu karena konsumen mengurangi interaksi sosial. Pihak pengembang juga mengurangi acara <em>gathering<\/em> dan pembukaan <em>booth<\/em> untuk menghindari penularan Covid-19. Sementara, sejumlah agen properti dikabarkan sangat membatasi pertemuan <em>open house<\/em>.<\/p>\n<p style=\"text-align: justify;\">Sebagian pengembang menyebutkan bahwa dengan kondisi konsumen hari-hari ini yang tengah khawatir pada penyebaran Covid-19 dan dampaknya, maka aktivitas pembelian properti bukan merupakan prioritas bagi banyak orang.<\/p>\n<p style=\"text-align: justify;\">Di sisi lain, untuk mencegah penularan virus yang semakin meluas, pihak pengembang banyak yang mengarahkan para karyawannya agar mengurangi interaksi langsung dengan konsumen termasuk dalam hal penyebaran brosur. Aktivitas interaksi langsung dengan konsumen juga telah dikurangi bahkan ditiadakan, diganti dengan penyebaran promosi serta memberitakan progres proyek melalui media sosial.<\/p>\n<p style=\"text-align: justify;\">Namun demikian, masih ada sejumlah pengembang yang cukup yakin diri di tengah tekanan sentimen Covid-19 ini, yakni mereka yang menargetkan penjualannya langsung kepada konsumen akhir atau <em>end user<\/em>. Berbeda dengan segmen investor yang cenderung menahan diri dari aksi pembelian rumah sekunder, segmen pengguna akhir diyakini tidak akan menunda pembelian rumah karena merupakan kebutuhan primer mereka. Khususnya ini untuk produk segmen menengah ke wabah yang <em>captive market<\/em>-nya memang masih besar karena dorongan <em>real demand<\/em>.<\/p>\n<p style=\"text-align: justify;\">Analis Vibiz Research Center melihat sektor properti memang sedang kembali menghadapi tantangan yang besar akibat wabah Covid-19 ini. Pengembang ditantang untuk tetap jeli membidik segmen yang merupakan <em>captive market<\/em>, yakni kelompok <em>end-user<\/em> yang membutuhkan properti residensial sebagai kebutuhan primer saat ini.
