Hal ini tercermin dari kenaikan Indeks Harga Properti Residensial (IHPR) triwulan II 2020 sebesar 1,59% (yoy), lebih rendah dibandingkan dengan 1,68% (yoy) pada triwulan sebelumnya. Perkembangan ini disebabkan oleh perlambatan kenaikan harga pada properti residensial tipe kecil. Perlambatan IHPR diprakirakan akan berlanjut pada triwulan III 2020 dengan pertumbuhan sebesar 1,19% (yoy).<\/p>\n<p style=\"text-align: justify;\">\u201cVolume penjualan properti residensial pada triwulan II 2020 masih tercatat menurun. Hasil survei mengindikasikan bahwa penjualan properti residensial mengalami kontraksi 25,60% (yoy), meski tidak sedalam kontraksi 43,19% (yoy) pada triwulan sebelumnya. Hal itu tercermin pada pembiayaan pembangunan yang bersumber dari dana internal pengembang yang mencapai 67,67% dari total kebutuhan modal. Sementara di sisi konsumen, pembelian properti residensial menggunakan fasilitas KPR sebagai sumber pembiayaan utama. Pangsa konsumen yang menggunakan fasilitas KPR dalam pembelian properti residensial adalah sebesar 78,41%.<\/p>\n<p style=\"text-align: justify;\">Analis Vibiz Research Center melihat pelambatan kenaikan Indeks Harga Properti Residensial (IHPR) triwulan II ini sudah diprediksi sebelumnya, terutama karena factor COVID-19 yang menekan penjualan. Kontraksi pada penjualan property residensial ini, di sisi lain, terlihat melambat yakni dari 43% di triwulan I kepada 25,6% di triwulan berikutnya. Kemungkinan untuk sepanjang tahun ini masih akan cenderung mengalami kontraksi penjualan properti, tetapi dengan tempo yang melambat. \u00a0IHPR dengan demikian akan masih menurun.
