PSBB yang diterapkan telah membuat penundaan banyak <em>end user<\/em> maupun investor dalam melakukan pembelian propertinya. Tetapi, secara data statistik nasional seberapa dalamkah kejatuhannya?<\/p>\n<p style=\"text-align: justify;\">Badan Pusat Statistik (BPS) memang telah mengumumkan angka pertumbuhan ekonomi Indonesia pada kuartal II\/2020 yang terkontraksi -5,32%. BPS juga menyebutkan masih ada tujuh sektor yang tercatat tetap tumbuh positif, yaitu <em>real estate<\/em>, pertanian, jasa keuangan, jasa pendidikan, jasa kesehatan, pengadaan air, serta informasi dan komunikasi.<\/p>\n<p style=\"text-align: justify;\">Sektor <em>real estate<\/em> ternyata menurut data BPS masih tumbuh sebesar 2,30% (yoy). Secara kuartalan, sektor ini memang mengalami pertumbuhan negatif, tetapi angkanya termasuk yang paling rendah dibandingkan sektor-sektor lainnya, yaitu -0,26% (qoq).<\/p>\n<p style=\"text-align: justify;\">Sementara ini, sejumlah pengembang terus berupaya di tengah pandemi untuk mengeluarkan produk barunya sekalipun melalui berbagai hambatan. Dengan meluncurkan produk baru yang dibutuhkan pasar ditambah dengan berbagai strategi <em>marketing<\/em>, termasuk menerapkan teknologi berbasis <em>online<\/em> seperti <em>virtual tour<\/em> 360, ternyata produk baru disambut baik oleh pasar. Ini juga menunjukkan permintaan terhadap properti hunian tetap ada di tengah pandemic corona ini.<\/p>\n<p style=\"text-align: justify;\">Baru-baru ini Country Manager Rumah.com Marine Novita menyampaikan kepada media (20\/8) bahwa pasar properti nasional mulai menunjukkan sentimen yang positif pada kuartal II\/2020. Suplai properti yang sempat tertahan pada Q1 2020 kini beranjak pulih. \u201cRumah.com Indonesia Property Market Index (RIPMI) Q2 2020 mengindikasikan pulihnya kepercayaan pemangku kepentingan di bidang properti, terutama dari sisi penyedia suplai, baik pengembang maupun penjual properti lainnya,\u201d jelasnya.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\">Dapat disebutkan misalnya, belum lama ini salah satu pengembang nasional Ciputra Group, melalui anak usahanya Ciputra Residence cukup sukses meluncurkan dua klaster baru di township Citra Raya Cikupa, Tangerang, Banten. Kawasan perumahan seluas 2.760 ha ini meluncurkan Klaster Avante dan Klaster Viale secara <em>online<\/em> dan dikabarkan berhasil meraup penjualan mencapai Rp115 miliar.<\/p>\n<p style=\"text-align: justify;\">Direktur Marketing Ciputra Residence, menyampaikan omzet penjualan mencapai Rp115 miliar tersebut diraih dari penjualan sebanyak 170 unit rumah. Ada beberapa hal yang diterapkan sehingga perusahaan masih bisa meraih penjualan ratusan miliar saat situasi pandemi ini, antara lain lokasi yang baik dengan didukung kelengkapan infrastruktur selain juga nama besar pengembang Ciputra Group.<\/p>\n<p style=\"text-align: justify;\">\u201cDua klaster ini bisa sukses diluncurkan dengan menerapkan berbagai teknologi berbasis <em>online<\/em> seperti <em>virtual tour<\/em> 360 yang bisa menggambarkan suasana lingkungan di dalam klaster dan konsumen bisa mendapatkan gambaran yang jelas seperti aslinya. Lokasi klaster ini juga berada di depan Citra Raya dan dekat dengan berbagai fasilitas, konsep seperti ini yang dibutuhkan oleh konsumen sehingga produk ini bisa diserap dengan baik,\u201d ujarnya kepada media belum lama ini.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\">Analis Vibiz Research Center melihat bahwa <em>demand<\/em> terhadap properti residensial masih tetap ada, karena itu merupakan kebutuhan <em>real<\/em>. Sebagian konsumen tentunya menunda rencana pembelian atau investasi properti di tengah pandemi ini. Tetapi, ada juga yang melihat bahwa pandemi ini menimbulkan dorongan <em>demand<\/em> yang lebih kuat untuk hunian dengan ruang yang lebih memadai untuk <em>work from home<\/em>. Itu sebabnya juga sektor <em>real estate<\/em> masih bertumbuh pada triwulan kedua yang lalu.
