Pemulihan sektor properti sudah tampak setidaknya di akhir tahun lalu.<\/p>\n<p style=\"text-align: justify;\">Sejumlah emiten sektor properti melaporkan kinerja pendapatan pra-penjualan\u00a0<em>(marketing sales)\u00a0<\/em>cukup memuaskan. PT Bumi Serpong Damai Tbk (BSDE) misalnya, membukukan\u00a0<em>marketing sales\u00a0<\/em>yang bagus di tengah kondisi Covid-19.<\/p>\n<p style=\"text-align: justify;\">Emiten properti ini juga cukup percaya diri dengan tidak merevisi target perolehan kontrak baru.\u00a0&#8220;Secara umum untuk 2020 kami kemungkinan mencapai 90% dari target yang tidak direvisi, target kami Rp 7,2 triliun,&#8221; kata Direktur Bumi Serpong Damai Hermawan Wijaya, Selasa (19\/1).<\/p>\n<p style=\"text-align: justify;\">Sedangkan manajemen PT Perintis Triniti Properti Tbk (TRIN) juga menyampaikan bahwa\u00a0<em>marketing sales\u00a0<\/em>pada Desember 2020 mengalami lonjakan hingga 125% secara bulanan (mom).<\/p>\n<p style=\"text-align: justify;\">Beberapa emiten yang merevisi target\u00a0<em>marketing sales\u00a0<\/em>juga melaporkan bahwa kinerjanya melampaui target. Antara lain PT Agung Podomoro Land Tbk (APLN) yang baru saja melaporkan capaian <em>marketing sales\u00a0<\/em>Rp 3,5 triliun, melampaui target Rp 3 triliun. Padahal emiten properti ini sempat merevisi target\u00a0<em>marketing sales\u00a0<\/em>menjadi kisaran Rp 1 triliun-Rp\u00a01,5 triliun pada Agustus 2020 silam.<\/p>\n<p style=\"text-align: justify;\">PT Ciputra Development Tbk (CTRA) misalnya, tahun lalu emiten ini membukukan\u00a0<em>marketing sales\u00a0<\/em>sekitar Rp 5 triliun melampaui target yang ditetapkan sebesar Rp 4,5 triliun. Kondisi serupa juga dialami oleh PT Summarecon Agung Tbk (SMRA) yang membukukan\u00a0<em>marketing sales\u00a0<\/em>sebesar Rp 3,3 triliun melebihi target yang ditetapkan Rp 2,5 triliun.<\/p>\n<p style=\"text-align: justify;\">Kendati melampaui target, CTRA dan SMRA sama-sama telah merevisi target di tengah kondisi Covid-19 yang memukul kondisi perekonomian global. CTRA merevisi target dari yang semula Rp 6 triliun dan target awal SMRA sebesar Rp 4,5 triliun.<\/p>\n<p style=\"text-align: justify;\"><em>Recovery\u00a0<\/em>sejalan dengan pemulihan ekonomi juga, mulai kuartal ketiga 2020 perlahan beranjak naik\u00a0dengan melihat capaian <em>marketing sales<\/em>-nya. Ini didukung pelonggaran PSBB dan juga tren suku bunga acuan yang rendah.<\/p>\n<p style=\"text-align: justify;\">Meski kinerja cukup bagus dengan indikator melampaui target yang telah direvisi, namun kondisi tersebut masih lebih rendah bila dibanding capaian 2019. Misalkan CTRA yang membukukan\u00a0<em>marketing sales\u00a0<\/em>sebesar Rp 6,1 triliun di tahun 2019 dan SMRA yang memperoleh Rp 4,1 triliun di tahun yang sama.<\/p>\n<p style=\"text-align: justify;\">Penulis yakin gerakan pemulihan sektor properti masih akan berlanjut di tengah pemulihan ekonomi yang juga berlanjut.<\/p>\n<p style=\"text-align: justify;\">Adapun\u00a0<em>marketing sales\u00a0<\/em>PWON pada kuartal ketiga 2020 silam tercatat sebesar Rp 726 miliar, mendekati target yang ditetapkan Rp 1 triliun. Target tersebut telah direvisi dari yang semula Rp 1,7 triliun.<\/p>\n<p style=\"text-align: justify;\">Sementara itu, manajemen APLN, CTRA, dan SMRA masih mengkaji target\u00a0<em>marketing sales\u00a0<\/em>di tahun 2021 ini sembari melihat kondisi di awal 2021.
