(Vibiznews \u2013 Property & Banking) – Survei Harga Properti Residensial Bank Indonesia mengindikasikan harga properti residensial tumbuh terbatas pada triwulan III 2021. Hal ini tercermin dari kenaikan Indeks Harga Properti Residensial (IHPR) triwulan III 2021 sebesar 1,41% (yoy), sedikit lebih rendah dibandingkan dengan pertumbuhan pada triwulan sebelumnya sebesar 1,49% (yoy). Pada triwulan IV 2021, harga properti residensial primer diprakirakan masih tumbuh terbatas sebesar 1,19% (yoy).<\/p>\n

Dari sisi penjualan, hasil survei mengindikasikan penjualan properti residensial di pasar primer pada triwulan III 2021 masih tertahan. Hal ini tercermin dari penjualan properti residensial pada triwulan III 2021 yang terkontraksi 15,19% (yoy).<\/p>\n

\u201cPenurunan penjualan properti residensial terutama terjadi pada tipe rumah kecil,\u201d demikian penjelasan resmi Departmen Komunikasi Bank Indonesia kepada media, Jumat (12\/11).<\/p>\n

Berdasarkan sumber pembiayaan, hasil survei menunjukkan bahwa pengembang masih mengandalkan pembiayaan yang berasal dari nonperbankan untuk pembangunan properti residensial. Pada triwulan III 2021, 65,87% dari total kebutuhan modal pembangunan proyek perumahan berasal dari dana internal. Sementara itu, dari sisi konsumen, pembiayaan perbankan dengan fasilitas KPR masih menjadi pilihan utama konsumen dalam pembelian properti residensial dengan pangsa mencapai 75,38% dari total pembiayaan.<\/p>\n

Analis Vibiz Research Center melihat pelambatan kenaikan Indeks Harga Properti Residensial (IHPR) triwulan III-2021 ini dapat dipahami, terutama ini karena faktor PPKM yang menahan mobilitas masyarakat pada saat serangan COVID-19 gelombang kedua di periode tersebut yang menekan penjualan. Untuk triwulan IV-2021 dapat diperkirakan bahwa akan terjadi perbaikan kenaikan IHPR kembali, sehubungan dengan telah dilonggarkannya PPKM karena penurunan cepat kasus infeksi baru COVID di negeri kita. Keseluruhannya di tahun 2021 akan mengindikasikan pemulihan atau kebangkitan sektor properti residensial.<\/p>\n
