(Vibiznews \u2013 Property) \u2013 Bank Indonesia merilis Hasil Survei Harga Properti Residensial (SHPR) triwulan IV 2022. Hasil survei mengindikasikan bahwa harga properti residensial di pasar primer secara tahunan terus meningkat hingga triwulan IV 2022.<\/h5>\n

Indeks Harga Properti Residensial (IHPR) triwulan IV 2022 tercatat meningkat sebesar 2,00% (yoy), lebih tinggi dibandingkan dengan 1,94% (yoy) pada triwulan sebelumnya.(Grafik1) Peningkatan IHPR terutama terjadi pada rumah tipe menengah, dengan kenaikan sebesar 3,22% (yoy) lebih tinggi dari 2,92% (yoy) pada triwulan III 2022.<\/p>\n

Lebih lanjut, harga tipe rumah kecil juga meningkat sebesar 2,08% (yoy) lebih tinggi dari 1,96% (yoy) pada triwulan III 2022, sementara harga tipe besar tercatat mengalami kenaikan sebesar 1,43% (yoy), sedikit melambat dibandingkan kenaikan harga triwulan sebelumnya (1,48%,yoy).<\/p>\n

Secara spasial, akselerasi kenaikan indeks harga tertinggi pada triwulan IV 2022 terjadi di Kota Balikpapan, Batam, dan Palembang.<\/p>\n

Penjualan Properti Residensial Triwulan IV 2022<\/strong><\/h5>\n

Dari sisi penjualan, hasil survei mengindikasikan penjualan properti residensial di pasar primer pada triwulan IV 2022 tumbuh melambat. Penjualan properti residensial tumbuh sebesar 4,54% (yoy) pada triwulan IV 2022, lebih rendah dari 13,58% (yoy) pada triwulan III 2022.<\/p>\n

Perkembangan penjualan pada triwulan IV 2022 yang melambat terutama disebabkan oleh penurunan penjualan tipe rumah menengah yang terkontraksi sebesar -18,88% (yoy).<\/p>\n

Responden menyampaikan bahwa sejumlah hambatan dalam penjualan properti residensial primer dipengaruhi oleh beberapa faktor antara lain:
\ni) Kenaikan harga bahan bangunan (24,63% dari jawaban responden),
\nii) Masalah perizinan\/birokrasi (14,41%),
\niii) Suku bunga KPR (15,27%),
\niv) Proporsi uang muka yang tinggi dalam pengajuan KPR (12,01%), dan
\nv) Perpajakan (8,83%)<\/p>\n

Hasil survei juga menunjukkan bahwa pembiayaan nonperbankan masih menjadi sumber pembiayaan utama untuk pembangunan properti residensial. Pada triwulan IV 2022, sebesar 72,51% dari total kebutuhan modal pembangunan proyek perumahan berasal dari dana internal.<\/p>\n

Sementara itu dari sisi konsumen, fasilitas KPR masih menjadi pilihan utama dalam pembelian properti residensial dengan pangsa sebesar 75,03% dari total pembiayaan.<\/h5>\n

Analis Vibiz Research Center melihat secara lebih detailnya bahwa indeks harga properti residential untuk seluruh tipe memang mengalami peningkatan. Hal ini menunjukkan pertumbuhan ekonomi Indonesia terus berlanjut. Konsumsi rumah tangga diprakirakan tumbuh tinggi termasuk kebutuhan rumah tinggal meningkat. Hal ini dipengaruhi keyakinan ekonomi yang meningkat dan kenaikan mobilitas masyarakat pascapencabutan kebijakan Pemberlakuan Pembatasan Kegiatan Masyarakat (PPKM).<\/p>\n

Sementara itu, KPR dan Kredit Konsumsi lainnya terindikasi tumbuh positif berdasarkan survei penawaran dan pembiayaan perbankan Januari 2023.<\/p>\n
