Hasil survei mengindikasikan bahwa perkembangan harga properti residensial di pasar primer pada triwulan I 2023 meningkat terbatas.<\/p>\n<h5 style=\"text-align: justify;\">Indeks Harga Properti Residensial (IHPR) triwulan I 2023 tercatat sebesar 1,79% (yoy), sedikit lebih rendah dibandingkan dengan 2,00% (yoy) pada triwulan sebelumnya. Ini lebih rendah dari 3,22% (yoy) pada triwulan IV 2022. Lebih lanjut, harga tipe rumah kecil dan besar juga meningkat terbatas sebesar 1,77% (yoy) dan 1,36% (yoy) lebih rendah dari 2,08% (yoy) dan 1,43% (yoy) pada triwulan IV 2022.<\/p>\n<p style=\"text-align: justify;\">Secara triwulanan, IHPR pada triwulan I 2023 juga terindikasi melambat dengan kenaikan hanya sebesar 0,42% (qtq), sedikit lebih rendah dibandingkan triwulan sebelumnya (0,47%, qtq)<\/p>\n<p style=\"text-align: justify;\">Secara spasial, pergerakan indeks harga rumah yang melambat pada triwulan I 2023 terutama terjadi di Kota Pontianak, Yogyakarta, dan Surabaya.<\/p>\n<h5 style=\"text-align: justify;\"><strong>Penjualan Properti Residensial Triwulan I 2023<\/strong><\/h5>\n<p style=\"text-align: justify;\">Dari sisi penjualan, hasil survei mengindikasikan penjualan properti residensial di pasar primer pada triwulan I 2023 mengalami penurunan. Penjualan properti residensial terkontraksi sebesar 8,26% (yoy) pada triwulan I 2023. Ini lebih rendah dari penjualan triwulan sebelumnya yang tumbuh positif sebesar 4,54% (yoy).<\/p>\n<p style=\"text-align: justify;\">Perkembangan penjualan pada triwulan I 2023 yang menurun disebabkan oleh terkontraksinya penjualan rumah kecil dan besar masing-masing sebesar 15,64% (yoy) dan 6,52% (yoy). Sementara itu, penjualan rumah menengah kembali tumbuh positif sebesar 6,55% (yoy), setelah terkontraksi sebesar 18,88% (yoy) di triwulan selumnya.<\/p>\n<h5 style=\"text-align: justify;\"><strong>Faktor yang menghambat penjualan properti residensial primer<\/strong><\/h5>\n<p style=\"text-align: justify;\">Berdasarkan jawaban responden terdapat sejumlah faktor yang menghambat penjualan properti residensial primer antara lain:<br \/>\ni) Kenaikan harga bahan bangunan (25,05% dari jawaban responden);<br \/>\nii) Masalah perizinan\/birokrasi (14,71%);<br \/>\niii) Suku bunga KPR (14,71%);<br \/>\niv) Proporsi uang muka yang tinggi dalam pengajuan KPR (11,17%); dan<br \/>\nv) Perpajakan (8,81%)<\/p>\n<h5 style=\"text-align: justify;\"><strong>Pembiayaan Properti Residensial<\/strong><\/h5>\n<p style=\"text-align: justify;\">Hasil survei juga menunjukkan bahwa pembiayaan nonperbankan masih menjadi sumber pembiayaan utama untuk pembangunan properti residensial. Pada triwulan I 2023, sebesar 73,31% dari total kebutuhan modal pembangunan proyek perumahan berasal dari dana internal.<\/p>\n<p style=\"text-align: justify;\">Sementara itu dari sisi konsumen, fasilitas KPR masih menjadi pilihan utama dalam pembelian properti residensial dengan pangsa sebesar 74,83% dari total pembiayaan.<\/p>\n<p style=\"text-align: justify;\">Analis Vibiz Research Center melihat secara lebih detailnya bahwa indeks harga properti residential untuk seluruh tipe mengalami peningkatan terbatas. Artinya tetap meningkat namun peningkatannya lebih rendah dari triwulan sebelumnya.<\/p>\n<p style=\"text-align: justify;\">Sementara itu, berdasarkan Survei Penawaran dan Pembiayaan Perbankan Triwulan II 2023, penyaluran kredit triwulan II lebih tinggi dibandingkan triwulan sebelumnya. Dan hasil survei menunjukkan untuk penyaluran kredit konsumsi, penyaluran kredit kepemilikan rumah\/apartemen masih menjadi prioritas utama, diikuti oleh kredit multiguna dan kredit kendaraan bermotor.
