(Grafik1)<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"443\" height=\"267\" src=\"https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-1-Perkembangan-IHPR-Triwulan-I-2024.jpeg\" alt=\"\" class=\"wp-image-565815\" srcset=\"https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-1-Perkembangan-IHPR-Triwulan-I-2024.jpeg 443w, https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-1-Perkembangan-IHPR-Triwulan-I-2024-300x181.jpeg 300w\" sizes=\"auto, (max-width: 443px) 100vw, 443px\" \/><\/figure>\n\n\n\n<p>Sumber: Bank Indonesia<\/p>\n\n\n\n<p>Secara triwulanan, harga properti residensial primer pada triwulan I 2024 juga melanjutkan peningkatan sebesar 0,57% (qtq), lebih tinggi dibandingkan kenaikan harga pada triwulan sebelumnya yang sebesar 0,25%, qtq (Grafik 1)<\/p>\n\n\n\n<p>Kenaikan harga properti residensial secara triwulanan didorong oleh menguatnya harga seluruh tipe rumah, terutama harga rumah tipe kecil.<\/p>\n\n\n\n<p><strong>Penjualan Properti Residensial Triwulan I 2024<\/strong><\/p>\n\n\n\n<p>Penjualan Properti Residensial di pasar primer pada Triwulan I 2024 secara tahunan menunjukkan peningkatan. Penjualan properti residensial tumbuh signifikan 31,16% (yoy). Angka ini meningkat jauh lebih tinggi dibandingkan triwulan sebelumnya yang tumbuh sebesar 3,37% (yoy).<\/p>\n\n\n\n<p>Peningkatan penjualan properti pada triwulan I 2024 terjadi pada seluruh tipe rumah.<br>Peningkatan penjualan rumah tipe kecil, tipe menengah, dan tipe besar masing-masing sebesar 37,84% (yoy), 13,57% (yoy), dan 48,51% (yoy).<\/p>\n\n\n\n<p>Berdasarkan informasi dari responden, faktor utama yang mendorong peningkatan penjualan adalah pembukaan proyek baru yang berhasil menarik minat konsumen.<\/p>\n\n\n\n<p><strong>Faktor yang menghambat penjualan properti residensial primer<\/strong><br>Berdasarkan informasi dari responden, sejumlah faktor yang menghambat penjualan properti residensial primer antara lain:<br>i) Kenaikan harga bangunan (37,55%);<br>ii) Masalah perizinan (23,70%);<br>iii) Suku bunga KPR (21,43%); dan<br>iv) Proporsi uang muka yang tinggi dalam pengajuan KPR (17,31%) (Grafik 9).<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"408\" height=\"298\" src=\"https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-I-2024.jpeg\" alt=\"\" class=\"wp-image-565816\" srcset=\"https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-I-2024.jpeg 408w, https:\/\/vibiznews.com\/wp-content\/uploads\/2024\/05\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-I-2024-300x219.jpeg 300w\" sizes=\"auto, (max-width: 408px) 100vw, 408px\" \/><\/figure>\n\n\n\n<p>Sumber: Bank Indonesia<\/p>\n\n\n\n<p><strong>Pembiayaan Properti Residensial<\/strong><\/p>\n\n\n\n<p>Hasil survei juga menunjukkan bahwa sumber pembiayaan pembangunan properti residensial terutama berasal dari dana internal pengembang dengan pangsa 72,93%.<\/p>\n\n\n\n<p>Sumber pembiayaan lainnya yang menjadi preferensi pengembang untuk pembangunan rumah primer, antara lain dari pinjaman perbankan (16,34%) dan pembayaran dari konsumen (6.77%).<\/p>\n\n\n\n<p>Sementara dari sisi konsumen, skema pembiayaan utama dalam pembelian rumah primer adalah Kredit Pemilikan Rumah (KPR), dengan pangsa sebesar 76,25% dari total pembiayaan. Hal ini diikuti oleh pembayaran tunai bertahap (16,59%) dan tunai (7,17%).<\/p>\n\n\n\n<p>Analis Vibiz Research Center melihat secara lebih detailnya bahwa harga properti residensial meningkat pada triwulan I 2024 lebih tinggi dari triwulan IV 2023 sebelumnya.<\/p>\n\n\n\n<p>Peningkatan IHPR tersebut terutama didorong oleh kenaikan harga properti tipe kecil yang meningkat 2,41% (yoy), melanjutkan kenaikan harga pada triwulan IV 2023 yang sebesar 2,15% (yoy).<\/p>\n\n\n\n<p>Peningkatan harga properti residensial pada triwulan I 2024 diperkirakan dipengaruhi oleh kenaikan harga bahan bangunan.<\/p>\n\n\n\n<p>Hal tersebut tecermin dari peningkatan IHPR yang sejalan dengan pergerakan inflasi Indeks Harga Konsumen (IHK) Subkelompok Pemeliharaan, Perbaikan.
